In 2022, global inflation caused market interest rates to rise as major countries implement tight monetary policies, and as these macro-environmental changes negatively affected the economy as a whole, the real estate market stagnated and the real estate PF risk increased rapidly. After the Legoland incident, a liquidity crisis in the short-term fund market occurred as it was linked to the risk of real estate PF insolvency during the fourth quarter of 2022, especially as it became difficult to refinance real estate PF floating securities, the liquidity risk of securities companies that performed debt guarantees was highlighted. In order to understand and manage the risks of real estate PF, a comprehensive understanding of related business rights and short-term fund markets is required.
